  • Investing in a Calgary Rental Property: A Beginner’s Guide
Grey wooden house used as a rental property

Calgary has long attracted real estate investors thanks to its growing population, strong rental demand and no provincial land transfer tax. But a good investment starts with good numbers. Here is how to approach your first rental property.

Know your goal

Are you investing for monthly cash flow, long-term appreciation, or both? Your goal shapes the type of property and neighbourhood you should target.

Run the numbers

Before you fall in love with a property, build a simple monthly budget:

  • Income: realistic market rent based on comparable rentals, not the highest listing you can find.
  • Expenses: mortgage, property taxes, landlord insurance, condo fees, utilities you cover, maintenance and repairs.
  • Vacancy: plan for some months without a tenant.
  • Management: budget for a property manager even if you plan to self-manage at first.

Two useful measures are cash flow (income minus all expenses) and cap rate (net operating income divided by purchase price).

Financing an investment property

Rental properties generally require at least 20% down, and lenders may only count part of the rental income when qualifying you. Speak with a mortgage professional who works with investors.

Popular property types

  • Condos: lower entry price and less maintenance, but check the bylaws allow rentals and watch condo fees.
  • Townhouses: appealing to families and often a nice balance of price and space.
  • Homes with a legal secondary suite: two income streams under one roof. In Calgary, suites must meet safety codes and be registered with the City.

Know the rules

Alberta’s Residential Tenancies Act sets the rules for deposits, inspections, notice periods and rent increases. Short-term rentals in Calgary require a City business licence, and some condo buildings prohibit them entirely.

Location still matters most

Proximity to C-Train stations, post-secondary schools, hospitals and major employers helps keep vacancy low and attracts quality tenants.
